What do you think about the quality and pace of housing development in Ware?

Perhaps the number of cars on the Vicarage Estate can be put down to the car-owning offspring of existing families who cannot afford to move out of the family unit due to the lack of affordable housing.

Just a thought......

May be they are but 2 bed flats on that site will probably run at £250,000 at a guess and won't be affordable. The cars are still owned and run so my point still stands. 1 space per 2 bed flat is NOT ENOUGH

If you would like to see democracy in action at District Council level, this planning application is on the agenda for the meeting of the East Herts Council Development Control Committee next Wednesday 5th February, in the Council Chamber at Wallfields, Pegs Lane, Hertford, starting at 7.00pm.

East Herts Planners have recommended approval of the college's plans, and local residents and the Ware Town Council have unanimously rejected them.

Should be interesting indeed. ALL those opposed to the development in its present form have THREE minutes to state their case. After the developers have had repeated access to planners and, on one previous occasion, to the Development Control Councillors in a private meeting.

Three minutes ..... Democracy = three minutes

EVERYONE has had MONTHS to state their case and have done so. The planning application will be measured against the council's strategic planning policies, not the opinions of local residents. That's how the planning system works. It's got nothing to do with democratic process.

Local residents and Ware Town Council have no authority to "reject" the proposals. They can only raise planning issues. That's how the system works.

If planning permission is refused, the applicant is entitled to appeal. Any appeal will be heard by The Planning Inspectorate, a government body based in Bristol.

Not democracy at all, as you refer to in your post only those residents opposed to the plan will be there (as is always the case). So say 50 against - It could be argued that the rest of Ware are clearly happy with the plans.

Not the same thing at all.
A general election is asking which of these do you prefer (or dislike least).

Planning is - you must lodge objections by x date, if people don't send objections they can assume people are ok with the plans.

As you well know only people who object attend these meetings so they are no canvas of opinion.

Mind you there would be more sympathy for the locals if it wasn't for the stupid comments made when the application was first filed.
