I thought that Ware on liners would like to know that my application for my signs and for the shutterng at my betting shop at Amwell End have both been refused one in that the signs are unattractive and do not fit in the conservation area, like wise with the shuttering. Can I take this oppurtunity to thank ALL the retailers in the area who supported the applications, the town folk of Ware who visted the shop to show thier support and of course Ware on line , who helped me obtain an old photograph of the unit in the 1980's. Does anyone have any ideas of how I can advertise and most importantly now protect the outside of my shop ?

Would you need planning for internal shutters? While this would still leave the glass unprotected it would mean that the interior of the shop would be protected. In the same vein you can presumably create a neon sign inside the window or would that require consent ?

Sadly because of the unusual shape of the windows, interior shutters would not work, I have tried to keep the signs and appearance of the shop sympathetic, but now feel that I will have to have interior signage that does not need planning , and to be noticed will be very 'loud' in appearance.

How about trying to find signs which will be acceptable? Shutters are a non starter I'm afraid, they never allow them

andrews have shutters, they have not been asked to take them down, nor have the fancy dress shop.

I think it is important that Ware folk are aware of the fact that in 1993 Ware high Street and Amwell End was registered as a Conservation area, hence the rejection of shuttering applications.( that is why most units at Amwell End have them, but if you notice the threshers unit only has one side with shutters and was refused permission on the otherside when they took over the insurance unit after 1993, madness)but the bread bin was given permission on appeal this year, as the independant planner could see the bizzareness of all this. I put in position 'open shuttering' which does not need permission, but was given an enforcement threat in that I needed permission for the guide rails and housing box, and it is that on which I have been rejected...............the signage , I have agreed to replace with identical to the framing signs that was there when I took over(the ones I put up were exactly those that was on the unit before 2000), and have been turned down...........why ? I have a feeling that I am not wanted in the town and that bookmakers are deemed as a bad idea, even a group of councillors visted the unit a few weeks ago, and I was told that my signage was ' cheap and nasty looking',no mention of the new jobs I have created, and my attempts to support the town with local sponsoring etc.................., as I originally stated the support from the public has been great and I thank them, but who is running our town ?

I presume you want the shutters to protect your windows from the drunk mindless thugs are town has harboured for too long! Its a shame we do not have more pretence on law and order. Sadly its the deterioration of the country today. I wish you every luck in securing some protective cover than is both practical and accepted.

I can understand why they wouldn't allow shutters in the High Street, but on Amwell End?! The row of 60s buildings is hardly conservation material, is it? What makes it all the more ludicrous is what WestPark was saying about the other units along the road, some with, some without, some refused and some permitted. Bureaucracy gone mad!! Why can't they be allowed if, say, they were painted?

Storm had issues regarding their shutters as well. They were turned down on appeal and had an enforcement notice saying they had to be removed or else basically! Even though when the arcade of shops were there they had an old dingey looking shutter to protect the entrance and that was replaced with nice shiney new ones once the bar opened. The thing is there doesn't seem to be any continuity. On that side of the road in Amwell End alone you have red shutters at Threshers, silver at Carnival (I think), blue at Tan City and black at the Bread Bin. The planning authorities seems lacking in a bit of common sense sometimes

Westpark, are you saying that you do not need planning permission for the shutters, but that you need permission for the mechanism to hold them in place?

Yes ,the large open 'letter box' style , I was advised does not need planning, but I have now been informed by the planners that it is the housing box and guide rails that needs the permission. I could understand it if it was a quiet peaceful part of town but I urge ALL planners/ councillors etc to spend one hour every night for a week ( my unit is open until 9.30pm) and then ask themselves , would they open a business in that location with no protection ?

does anyone make a set of shutters with a full size photo of your shop printed on them - so they would look like your shop . like to see the council argue the logic of banning that ! sometimes I think somepeople in ware would ban the wheel given half a chance .

You are all assuming:- a) EHDC planning committee members ever come to Ware and b) They have any interest in whether shops suffer damage (or indeed anything else) Many of their decisions show clearly they have no idea of the situation on the ground and they quite happily ignore comments from those who have. Having said that the no shutters policy has been around for a number of years and I would think anyone opening up would be aware of it.

How frustrating. Our local businesss need all the support they can get. I understand the need for the town to look pretty. We all appreciate that however I would rather a pretty town in the day time with all shops open and shuters at night than empty non shutter shop windows.

I have lost total faith in whith the council and planners, when I tried to convert the barbers into an A2 unit for a betting shop , I was turned down with the reason that it would make the A2 usage shops in Amwell End a majority over A1 ( the report is available from the planners department at an approx cost of 7), it then lists the current shops, this included Becketts Walk ( which had closed some 5 years earlier) and an angling shop (which had closed maybe 9 years earlier). My solicitor urged an appeal but the , then tenant did not have the time to wait for the appeal which could take up to 3 months to come through, so the deal fell through, hence I then purchased my existing unit that had an A2 usage. The same case officer is dealing with my current plight, I ask the Ware folk to decide if they are competent to make these important desicions on our town Such incompetence now needs reporting, but I was cautious of

Sorry, my post should have finished with " such incompetence needs reporting but I was cautious of a backlash from the council / planners, but now I have no more to lose "

I can only repeat what I said earlier.

This all seems a bit contradictory. Surely, if the Bread Bin were allowed shutters following an appeal, then how can the planning committee then refuse other premises in the same area?

Yesterday I received an enforcement notice , that by leaving my existing signage up,( the revised signage was the refusal) I am now commiting a criminal offence and that a magistates court is being booked.............................can anyone stop this madness, run by 'how dare you criticise me' people.

quote:You seem to have 2 options a) Ignore it and go to Court b) Comply I believe that if you appeal the enforcement notice is suspended, but since your application doesn't relate to the signs in question I doubt that applies here.

Perhaps some of the members of the planning commitee have shares in glazing companies?[;)]

I will comply, but need to point out the ludicrous situation, I asked the local councellor if I could have 20 minutes talk time in the council chambers as to point out the difficuties in opening a business especially in East Herts ( I have experience of opening shops in other boroughs with no such problems ), I am still awaiting a reply

Good idea, here goes - 1/100 no reply from the council 10/1 a reply with a refusal 33/1 a reply, allowing me 20 minutes talk time 2/1 I am thrown into the river lea by the council if I am allowed to talk .

If you get thrown into the river lea can you let me know as I do not want you wrapped round my prop. Good Luck

Westpark I think you should keep an eye open to see what happens to Mantra/Billie Jeans as I don't think that they have planning permission for their lighted signs or the extremely bright light above the entrance to the club which may cause epileptic fits in those who suffer from that condition.
